Your membership includes regular visits from a dedicated property care professional who handles home repairs, maintenance, and small projects. Labor for most maintenance services is covered. We also develop a personalized preventive maintenance plan for your home. For specialized work outside our scope, we coordinate with trusted partners.

How does your pricing work?

We offer monthly and annual plans based on the number of visits you need. All labor during scheduled visits is included. Pricing may vary depending on your location and visit frequency.

Yes! We offer two no-obligation ways to get started: 1. Free Phone Consultation Start with a quick call with one of our team members. We’ll learn more about your home, walk you through how our service works, and answer any questions about pricing, plans, and scope. It’s a great way to see if Yerba Buena Property Care is a good fit — no pressure, no upsell. 2. Complimentary Setup Walkthrough If you’d like to move forward, we’ll schedule a free in-home walkthrough. During this 30–45 minute visit, your assigned Home Manager will: Walk through your home to understand its layout and condition Flag any maintenance issues or areas of concern Begin developing your personalized property care plan Answer any remaining questions Help you schedule your first service visit if you’re ready The walkthrough helps ensure we tailor our services to your specific home — but there’s no obligation to sign up after.

How do I get in contact with you?

How long are the visits?

Standard visits last about 1 hour and 30 minutes, including clean-up and notes. Longer or team-based visits can be arranged for bigger jobs.

How do I schedule or reschedule a visit?

You can book, modify, or cancel visits directly through our app or by phone. We recommend scheduling at least 1 week in advance.

Can I request the same technician every time?

Yes. We believe in consistency and strive to assign you a dedicated property care professional, also known as your "Home Manager."

Aging in Place

Do you offer Aging in Place upgrades for seniors?

Yes. Yerba Buena Property Care proudly offers Aging in Place solutions for homeowners who want to remain safely and comfortably in their homes as they age. We make targeted home upgrades that promote independence, accessibility, and fall prevention — all customized to your home’s layout and your needs.

What kinds of Aging in Place modifications do you offer?

We can help with: Grab bar and railing installation (hallways, bathrooms, stairs) Barrier-free showers or walk-in tub installation (non-structural) Widening doorways and walkways (when within B-2 limits) Lever-style door and faucet handles Anti-slip flooring upgrades Improved lighting and smart switches Threshold ramps and step modifications Kitchen and bathroom adjustments to improve reach and usability We always begin with a walkthrough of your space to identify the highest-impact improvements.

Do you work with occupational therapists or care coordinators?

We’re happy to collaborate with OTs, elder care professionals, or family members as part of your support team. If you already have a home safety report, we can work directly from that. Otherwise, we can help you identify common hazards and offer practical fixes.

Is this service covered by insurance or Medicare?

In most cases, home modification services are paid out-of-pocket, but some long-term care insurance plans may reimburse certain accessibility upgrades. We can provide itemized estimates to help with documentation.

Construction Management

Question

What construction management services do you offer?

We provide light construction management for homeowners, landlords, and small property owners — including planning, coordination, scheduling, and contractor oversight for residential improvement projects. Our role is to ensure your project runs smoothly, stays on budget, and meets your expectations. What kinds of projects do you manage? We focus on non-structural residential projects, such as: Kitchen and bathroom remodels Home accessibility upgrades Interior and exterior repairs or cosmetic improvements Energy efficiency improvements (e.g., insulation, window upgrades) Small ADU buildouts (if within B-2 scope) Roofing, flooring, drywall, painting, etc.

How is your construction management different from a typical contractor?

Traditional contractors focus on labor and installation. We offer an added layer of project oversight, homeowner advocacy, and vendor coordination. That means you get more transparency, fewer surprises, and a smoother project experience — especially if you’re juggling multiple vendors or don’t have time to supervise.

Can you help me find qualified tradespeople?

Yes. We work with a trusted network of licensed and insured professionals across various trades. We can help you vet, schedule, and manage subcontractors so that you don’t have to chase down quotes or juggle timelines yourself.

Is this service only for your existing clients?

No. Our construction management services are available to any homeowner or landlord planning a qualifying residential project — whether or not you’re enrolled in one of our property care plans.

Maintenance and Materials

Question

Do you offer preventive maintenance?

Yes. We'll build a custom maintenance schedule for your home—covering things like HVAC filter changes, water heater flushing, caulking checks, and more.

Do you bring parts and supplies?

We carry basic tools and materials like nails, caulk, light bulbs, and anchors. For specialty parts or larger purchases, you can provide them or we can buy them for a small procurement fee.

What if materials are expensive?

If an item or part exceeds $100, we’ll get your approval before purchasing.

Residential Home Services

Question

What types of properties do you work on?

We focus exclusively on existing residential wood-frame homes, as defined under California’s B-2 Residential Remodeling license. These are typically owner-occupied houses, including traditional single-family homes and ADUs (Accessory Dwelling Units) located on the same property.

Question

Do you work on new construction or multifamily buildings?

No. The B-2 license does not cover new builds or major structural work, and we do not service apartment complexes, condos, or commercial properties. We specialize in occupied residential homes that need maintenance, repairs, or minor remodeling.

Question

Why focus on owner-occupied residential homes?

It’s our professional specialty. We’re here to provide dependable, long-term care for existing homes where people already live — whether you’re a homeowner or a landlord with a house occupied by tenants.

Question

Can you help with duplexes or multi-unit properties?

Only if we are working on a single, clearly defined dwelling unit that meets the license guidelines. In most cases, we defer work on duplexes, triplexes, and multifamily buildings unless the scope is limited and approved.

Plans, Payments and Policies

Question

What happens if I don’t use all my visits?

Unused visits can roll over for up to 3 months. After that, they expire. We’ll remind you when you have visits left to use.

Can I cancel my plan?

Yes. If you’re not satisfied, we offer a full refund within the first 30 days. After that, cancellations take effect at the end of your billing cycle.

Can I change my plan later?

Absolutely. You can upgrade or downgrade at any time based on your needs.

Emergencies and Urgent Repairs

Do you handle emergency repairs?

While we don’t offer 24/7 emergency services, we do prioritize urgent issues for our members—such as leaks, power loss, or safety hazards. Contact us ASAP and we’ll fit you in quickly.

Do you offer seasonal or one-time services?

Yes! We run occasional specials like holiday light hanging, donation pickups, and gutter cleaning. If you're not a member, we offer one-time appointments at a flat rate.

Do you have a referral program?

Yes. When you refer a friend and they sign up, both of you receive a service credit (usually $150–$250 depending on the plan).

Is there an app or dashboard I can use?

Yes. Our mobile-friendly portal lets you track tasks, schedule visits, upload photos, and chat with your Home Manager.
